Slowly but surely, you have started to think about a home in warmer latitudes. So, what do you need to do to buy a property in Türkiye?
Plan a viewing-trip with Alanyahus. You will need at least two days to look at possible properties and a half (or a full) weekday to carry out all practicalities; sign your contract, get your tax number, issue a power of attorney and set up a bank account. We will take care of the rest.
Let´s back a little and take it step by step:
Economy
The most important thing is your economy. How much equity do you have? Do you need to take a loan? Take a few moments to think through your financial situation.
Prepare a wish list
Now it is time to consider who will use the property. Will you be there alone, together with a partner or are you a big family? Maybe you are planning to rent out your property when you are not there yourself?These are important factors for us to consider in our search for the perfect property just for you.
Seaview? In the middle of the city? Peace and quiet? How many bedrooms, bathrooms? Enjoy different facilities in a resort? Large balconies for maximum sun? Breakfast in the morning sun or dinner on the balcony while the sun is setting?
The more wishes/requirements you can come up with, the easier it will be for us to help you find the home of your dreams.
Contact a registered real estate agent
Contact us at Alanyahus. We will listen to your wishes and guide you to the best options. Send a request via our webpage and we will call you. A phone call is a quick and effective way for us to understand your wishes. After that we will put together some interesting options for you and send them either via email, whatsapp or Telegram. Which means of communication suits you best?
After you have looked at our suggestions we will together be able to find the options that are extra interesting just for you.
Viewing trip or online viewing
Now you have found a few properties that suits your wishes, and you want to proceed and go further. You will have two alternatives:
a) Viewing trip
Come to Türkiye and let us show you the properties you have chosen. We will cover your stay for up to a week, including simpler meals and of course the car ride to and from the airport. Our viewing trips are individual and tailor-made after your needs and preferences. The viewing trip should be at least three days, of which two are weekdays. Alanyahus can also help you find suitable plane tickets for your viewing trip.
Before you come on your viewing trip, contact your bank and get information about all possible ways for you to finance your future home investment. Alanyahus can always help you with a Turkish loan, but it is our recommendation that you check the possibilities in your own country first.
b) Online viewing
If you don´t have the time or possibility to come on a shorter viewing trip, or maybe you are just too eager to immediately see the properties of your interest? Then we can offer you an online viewing via Facetime, Whatsapp, Telegram or Google Teams. This way we can quickly and simply arrange a detailed viewing for you and your family wherever you are.
Contract of sale
When you have decided which property you want to buy, the next step is to sign a contract of sale. When signing a contract of sale in Türkiye, a down payment is paid which is from €1000 to 10% of the purchase price. The contract can be signed either in our office or via email. The contract contains all necessary informaton about the property, about the parties, and payment conditions. The payment plan and terms vary depending on the property and agreement with the developer. The title deed will be transferred when the purchase price has been fully paid.
In addition to the purchase price, costs for title deed, electricity- and water subscription and notary expenses for issuing a power of attorney are added.
If you need some time to think, the property can be reserved for a reservation fee that will be deducted from the total amount.
Tax number and bank account
In order to apply for the title deed the buyer must have a Turkish tax number. This will be issued at the tax office. You will need your passport, the name of your parents and a Turkish address. Just come with us and we will help you with everything.
Notarized power of attorney
To save time and make the process easier we recommend that you issue a power of attorney. 95 % of all our buyers issued a power of attorney to Alanyahus. This will give us the right to sign everything for the buying process, water- and electricity subscriptions and also register the property with the municipality.
Power of attorney can be issued in three different ways:
Alanyahus will give you detailed guidance on how to issue the power of attorney. This power of attorney does not give any legal rights over the property, only the power to complete the buying process and register the title deed in your name.
Title deed (tapu) - proof of ownership
When the entire purchase sum has been paid and registered we will apply for your title deed. This will take approximately 1-5 days. The title deed is the official and legal document that proves the ownership of a property. The application will either be made by Alanyahus (by power of attorney) or together with you and a notarized translator.
The final phase of the purchase process
When the title deed is ready the rest of the work will be completed by transferring water and electricity subscriptions and register the property at the municipality. With newly produced properties, an application for iskan is also needed. Iskan is a permission from the municipality which shows that it is permitted to live in the property. Iskan is only issued one time and there is no need to renew the application when buying a property that is not newly built.
